Las Terrazas property and ownership statistics

Owners and potential owners may find the following information of interest (Updated 29 Jul 18):

There are 1510 completed apartments on Las Terrazas de la Torre with a further 102 under construction and 13 villas off-plan with one under construction.

They are divided as follows:

Phase 1 - 59 blocks, 824 apartments 5 pools
11 x 11 apartment blocks (6 x 2 bed, 3 x 1 bed, 2 x 3 bed) - Group 1 layout
13 x 11 apartment blocks (6 x 2 bed, 3 x 1 bed, 2 x 3 bed) - Group 2 layout
35 x 16 apartment blocks (16 x 2 bed) - Group 3 layout

Phase 2 - 16 blocks, 476 apartments (1 block under construction) 4 pools
13 x 32 apartment blocks (32 x 2 bed)
3 x 30 apartment blocks (28 x 2 bed, 2 x 3 bed) - 1 under construction

Phase 5 - 7 blocks, 180 apartments (2 blocks under construction) 2 pools
5 x 36 apartment blocks
2 x 36 apartment blocks under construction

Phase 12 - 3 blocks, 96 apartments, 13 villas off-plan, 1 pool
3 x 32 apartment blocks (32 x 2 bed)
13 x villas (4 x 4 bed, 9 x 3 bed) off-plan, one under construction

As of July 2015,  the banks owned 519 apartments, the majority on Phase 1 and Polaris World owned 269 apartments, the majority on phases 2 and 12. Since then a new developer has completed construction of 60 further apartments.

Updated figures from 4th July 2018, show SAREB now own 410 apartments, Polaris World 244 and the new developer 11.

With 1510 properties this means that 845 or 56% are now privately owned. Around 20% of these are new sales within the last 3 years. 18 bank owned apartments and 5 new developer apartments have been sold in the last quarter (Apr-Jun, 2018)

Looking at the latest available bank properties on the Solvia site (29/7/18). They have 348 Properties listed:
◦ 11 x 1 bedroom from €40,500 to €47,100
◦ 316 x 2 bedroom from €52,300 to €74,300
◦ 21 x 3 bedroom €77,500 to €78,100

Owners come from all over Europe. Austria, Belgium, Czech Republic, Denmark, Finland, France, Germany, Hungary, Ireland, Italy, Netherlands, Norway, Poland, Russia, Slovakia, Spain, Sweden, Switzerland and the UK.

I just had a quick look on the Solvia site to see how many bank apartments are still for sale. The site lists 413 in total. This breaks down as follows:

1 Bedroom 36
  • Ground Floor 12
  • 1st Floor 15
  • 2nd Floor 9

2 Bedroom 354
  • Ground Floor 63
  • 1st Floor 72
  • 2nd Floor 142
  • 3rd Floor 77

3 Bedroom 23
  • 3rd Floor 23
So, 12 sold in the three months since my previous post. Not quite the 6 per month achieved in the previous year but good to see we are still getting a steady stream of new owners.

Is there a price list for the bank properties? I had one from about 2 years ago, it had the apartment number and price all on an Excel sheet. Back looking now and the intention is to buy on Terrazas this year so long as the exchange rate doesn't go too pear-shaped!

Just follow the link to the Solvia site above and scroll down the page until you see the heading TIPOS DISPONIBLES EN VENTA (Types available for sale). Below that are links

If you click on the DISPONABLE (available) link, all available properties will be listed with floor, size, number of bedrooms, bathrooms and price. e.g.

M61918 - Apartments from 3/2 (room./bath.) + AVAILABLE FROM €77,500 - €78,200 23 left

Total bank apartments now 414.

Only one 2 bed 1 bathroom available for €47,600 though, rest start at €52,400 x 2 and above. Average price €60,585.

When we were looking around in September, the ceiling had fallen down in one of the apartments we viewed. MAYBE there are a couple with known defects that are being discounted?

Since we understand Murcia Regional Inland Revenue are trying to raise the level of tax, due to properties being under-valued it's a strange move to reduce them further, without a valid reason beyond a simple marketing tactic.
